EVENTS THAT WILL ENHANCE OUR LOCAL ECONOMY, POPULATION GROWTH AND CREATE A NEW LIFESTYLE

Waterfront Development Project
The Bellingham City Council and Port Commission voted in April 09 to move forward on joint waterfront planning efforts. The Commission and Council will meet later this Spring to approve the next steps toward the creation of a master plan, development regulations, development phasing and completion of an environmental impact statement. Over $1 million in construction work is underway to transform a section of the former Georgia Pacific Tissue Warehouse into a specialized research, development and training area The Waterfront Innovation Zone: Technology Development Center is the first construction project in the Waterfront District. The Bellingham City Council and Port of Bellingham Commission agreed in Dec 2008 on a package of proposed street and utility improvements to submit for federal economic stimulus funding. They authorized staff to seek federal funding for seven shovel-ready waterfront projects totaling more that $64 million. This project when completed will create a new economy and lifestyle for Bellingham. The "master plan" for the project is available for viewing via the link below to the "Port of Bellingham Planning".

Off Campus Student Housing Investment Opportunity
Enrollment in U.S. colleges is expected to increase by over 13% to more than 19.5 million students by the year 2015. Reports show that only 30% of college students are currently housed on campus, leaving 13.6 million students to find off-campus housing. With over 4000 colleges in the United States, the shortage of student housing is felt nationwide and with the tightening of credit markets the financing available for new construction projects has been reduced increasing the demand for off campus student  housing.  Western Washington University (WWU) can only provide on campus student  housing for 30 % of its enrollment. These parameters will create a market segment that will be a "safe haven for investors" in Off Campus Student Housing (OCSH) for the next 5-7 years. Attached is a prospectus on a "Off Campus Student Housing Property" property currently for sale. This property is highly leveraged for appreciation with its location on "South Hill" with a bay view and adjacent to the "Waterfront Development Project" and secure with the financial stability of OCSH. Please take look at OCSH properties for sale in Gallery 4.
